October brought new digital Right to Rent rules for letting agents, and we were ready for them. Digital Right to Rent is live on Thirdfort's Client Due Diligence (CDD) Platform and review tasks can now go to a whole team. Here's what's new in Thirdfort.

Digital Right to Rent is here

The new digital Right to Rent rules came into force on 1st October. We made sure you could run certified checks from day one.

Digital Right to Rent is now available to every client on the CDD Platform. Our service is listed on the government's digital verification services (DVS) register under the Right to Rent supplementary code, so you get a code-compliant check in the Platform you already use.

Before your tenant captures any ID, they answer a short eligibility question. Anyone without an accepted document finds out straight away, not after they've photographed their passport. Every check records our certification details, including our DVS register entry and the supplementary code version, so your audit trail is ready whenever you need it.

Send review tasks to a team

In August we made it possible to assign a review task to yourself. Now you can assign review tasks to a whole team.

Compliance teams told us they handle escalations and reviews together, so assigning a task to one person left everyone else out of the loop. With Groups, you can assign a review task to a team queue and let everyone in it know. Anyone in the group can pick it up, and everyone can see where each review sits.

Send email notifications to a team

Until now, every email about a check went only to the person who created it. If they were out of the office, an update could sit unread.

Now you can send check notifications to a group or a shared inbox as well. Choose a group for each team in your settings, and everyone in it will hear when:

  • A check is complete.

  • Ongoing monitoring records a new hit.

  • An ongoing monitoring check is due for renewal.

  • Your client uploads an additional document.

The person who created the check still gets every notification, so nobody loses sight of their own work. Find out how to set it up.

Linked checks that keep up

Last month we made it easier to link co-purchaser checks. You told us you also wanted the ability to link ID-only checks. Now when you initiate a check for multiple purchasers at once, you can choose whether you want Thirdfort to verify their ID, source of funds or both.

  • Link existing checks into a set at any time, and unlink them from the Source of funds page.

  • See every co-purchaser and giftor, linked or still to be checked, in one place.

  • Find every link and unlink in the activity log, with who made the change and when.

Initiate giftor checks in a few clicks

Gifted deposits are behind many purchases, especially for first-time buyers. But checking the person giving the gift has meant extra admin: creating a separate check, then keeping track of which purchase it belongs to.

Now, when your client declares a gifted deposit in their Source of funds questionnaire, the giftor appears on the linked set for that purchase. From there, you can create the giftor's check and link it to the purchase in one go.

The giftor sits alongside every co-purchaser on the set, so you can see everyone contributing to the purchase in one place, including anyone still waiting to be checked.

Stamp duty, worked out

Stamp duty is part of what a purchase has to fund, but it doesn't always get declared.

Now, when your client fills in their transaction details in the Source of funds questionnaire, we ask a few quick questions and calculate their stamp duty based on where the property is and their circumstances. You get a fuller picture of the funds your client needs, and they don't have to work it out themselves.

Share checks with industry partners

Working on the same transaction as another firm shouldn’t mean emailing reports back and forth. With Secure share, now live in Thirdfort’s CDD Platform, you can share the results of an ID check, Source of funds verification or Right to Rent check as soon as you create it, with up to five people at firms linked to yours. They’ll find it on their “Shared with me” page, where they can view a live, read-only version of the check and download the report. Your firm can switch Secure share on or off at any time, and if you’d like to link with another firm, our Support team can set this up for you.

A few smaller improvements

We also:

  • Redesigned the task list in the Thirdfort app, so your clients can see what's left to do at a glance.

  • Made dates quicker to type in the app, and added a message explaining why a screen can't move on yet.

  • Added an instruction screen before your clients photograph the back of their passport during Enhanced NFC ID, so they capture the right page.

That's everything new on Thirdfort this month. Every update here started with something a client told us would make their work easier, so if there's something on your list, we'd love to hear it.
